Project Overview
Saray Design Group is providing full architectural and engineering services for the conversion of an existing commercial building into a vehicle dealership for BM Motors Group in Montgomery, Illinois. Located at 1611 Douglas Road, the project transforms an existing structure into a modern, code-compliant automotive dealership.
SDG led the project from design development through permitting, coordinating architectural design, MEP engineering, high-quality visualizations, and all municipal approvals under one integrated team.
The Challenge
Adaptive reuse projects require careful analysis of an existing building’s structure, systems, and zoning compliance — all while adapting the space to meet the specialized requirements of an automotive dealership use. The client required an efficient, streamlined delivery process, bypassing a standalone conceptual phase and proceeding directly into design development and construction documentation.
Additionally, the project required City of Montgomery review, zoning approval, and architectural renderings suitable for public hearings — adding a layer of municipal coordination to the project’s scope.
Our Approach
  • Proceeded directly into design development — no standalone concept phase — to accelerate delivery and reduce time-to-permit
  • Developed full architectural construction documents including floor plans, elevations, and building layouts tailored to dealership programming
  • Produced three architectural renderings (2 exterior, 1 interior) specifically for City hearings, zoning review, and client presentations
  • Coordinated mechanical, electrical, and plumbing consultants, integrating all MEP designs into the architectural documents
  • Managed the full permitting process: permit drawings, plan review coordination, response to comments, and permit expediting through issuance
  • Facilitated communication between the client, MEP consultants, and City reviewing agencies throughout the process
