Project Overview
Saray Design Group provided comprehensive architectural plan development, MEP drafting coordination, photorealistic exterior visualization, and site planning services for a proposed neighborhood commercial strip mall at 15830 S. Kedzie Avenue in Markham, Illinois. The project, developed for Swift Fuel Transport, is designed to accommodate multiple neighborhood-serving retail and service tenants in a new ground-up commercial building configured for flexible vanilla-box occupancy.
SDG was engaged on an expanded scope following an initial conceptual and visualization phase, moving the project forward into coordinated architectural and MEP drawing production alongside investor-ready exterior renderings and a site circulation plan.
The Challenge
Developing a speculative multi-tenant commercial building requires delivering a cohesive architectural package that works on multiple levels simultaneously: technically sound enough for permit coordination, flexible enough to accommodate undetermined tenant layouts, visually compelling for investor and municipal presentations, and site-efficient to maximize parking and circulation on the parcel.
SDG had to advance the project through architectural plan development and MEP coordination while producing photorealistic exterior renderings that could carry the client’s vision into investor conversations and municipal discussions well before construction documents were finalized.
Our Approach
Developed a full architectural drawing set including floor plan, roof plan, exterior facade elevations, and a vanilla-box finish plan establishing the tenant-ready base condition with sealed concrete floors and painted walls
Coordinated MEP plan drafting across mechanical, electrical, and plumbing disciplines based on client-provided engineering criteria, producing coordinated line drawings suitable for inclusion in the overall permit drawing set
Produced two photorealistic exterior renderings illustrating the proposed building massing, facade design, and site context, calibrated for client presentations, investor materials, and municipal discussions
Prepared a parking lot striping and stall layout plan establishing vehicle circulation, stall organization, and site flow to support both municipal review and efficient day-to-day site operations
